Arriving at Villa Serendipity, guests will find off-street private parking adjacent to the upper level of the villa.  Entry to the villa is through a privacy gate from the parking areas into the covered breezeway where you will  be 'swept away' by the panoramic views of Chocolate Hole Bay, St. Thomas and the incredible Caribbean Sea. The breezeway area features a solar shower for rinsing bodies and chairs coming from the beach, a casual seating area overlooking the fantastic views, a tiled table with seating for four and breakfast bar with pass through opening to the kitchen. The gas BBQ grill is also located adjacent to the breezeway a short distance from the kitchen area.

The entrance to the main house is through a beautiful sliding glass and screen door which opens to the dramatic domed ceiling and air conditioned great room.  Immediately inside the entrance is the fully equipped gourmet 'chefs' kitchen featuring stainless steel appliances and all the necessary amenities to prepare snacks to full meals. The formal dining area with elegant glass topped table has seating for up to eight and a wine cooler built into the cabinetry of the kitchen provides quick access to wine for the evening meals.  The comfortable living room area offers several chairs and an overstuffed queen sleeper sofa surrounding the armoire containing a flat screen HDTV, DVD Player and eclectic DVD video library.  The open and spacious design of the great room is complimented by the full wall sliding glass and screen doors which allow the breathtaking ocean views and cooling tradewinds unrestricted entry to the living spaces.

There are two bedrooms with individually controlled air conditioning systems located adjacent to the great room. Next to the living room area is a queen bedroom with en suite garden bath and large tiled, open air walk-in shower. Closer to the kitchen is a king bedroom suite with a reading alcove and en suite bath featuring a beautiful dual sink vanity and tiled, walk-in shower. A third air conditioned guest bedroom on the main level is located across the entry breezeway from the main house and features a queen sized bed, a dual sink vanity and a beautiful tiled, walk-in shower.  The southwest facing wall contains a full wall sliding glass and screen door which provides a fantastic view of Chocolate Hole Bay, St. Thomas Island and the Caribbean Sea.

Descending a short stairway from the full length, wrap around deck surrounding the upper living areas will bring you to the pool deck with the inviting in-deck pool and outdoor lounge areas.  There is also an umbrella covered deck table with seating for six and the unique one-of-a-kind 'Surfboard Bar' located on either end of the pool. The Surfboard Bar features an ice maker, mini-fridge, a flat screen HDTV, DVD player and audio sound system with dual docking and streaming capability.  For lounging and sunbathing or lying in the shade with a good book there is an expansive side deck attached to the pool deck which offers several loungers, a unique cushioned rattan seating area and a large arching umbrella.

There are two additional bedrooms located adjacent to the pool and sun decks. The first guest bedroom is located directly off the pool deck and is a fully air conditioned bedroom suite featuring a queen size bed and a queen futon bed plus an en suite bathroom with tiled walk-in shower. There is also a wall mounted flat screen HDTV with cable service and a DVD Player.  Direct access to the pool deck from this lower bedroom suite is provided through a large sliding glass doorway. The guest laundry facilities are conveniently located directly behind this bedroom in another breezeway.  The fully air conditioned master bedroom suite is located adjacent to the sun deck and features a king size bed, exotic en suite bathroom with a dual sink vanity and an enormous tiled walk-in shower.  Full wall sliding glass and screen doors allow panoramic views of Chocolate Hole and the Caribbean Sea as well as allowing the ever present cooling tradewind breezes to permeate this bedroom suite.

There are ceiling fans throughout the villa and WiFi is also available on both levels of the villa. Beach chairs and coolers are provided for use at our many world class beaches.

Our Guest Services personnel are at your service prior to your arrival and at all times while you are vacationing on St. John


Arrival Services

Contacting CimmaronStJohn Guest Services upon your arrival in the beautiful US Virgin Islands will help to insure a trouble free transition to your vacation home.  We will be expecting your phone calls or text messages from the St. Thomas Airport (or whatever port of entry you arrive at) and again when your are boarding the ferry on St. Thomas to St. John.  Upon your arrival on St. John, your party will be met by a member of the CimmaronStJohn Guest Services team who will assist you in picking up your rental car(s), if applicable, and then escorting your party to your vacation home.  If you arrive on the passenger ferry from St. Thomas, your ‘Greeter’ will be waiting at the end of the ferry dock as you disembark.  If you rented your vehicle(s) in St. Thomas, you will be transported to St. John on the car barge ferry which departs only from Red Hook in St. Thomas.  When the barge lands on St. John, you will exit the dock area to the street and there you will be met by a member of the CimmaronStJohn Guest Services team who will escort your party to your vacation home.   In either case, your ‘Greeter’ will be holding a welcome sign with your last name on it.  Once you arrive at your vacation home, you will be given a brief orientation of the vacation home, its features/amenities and to some of the traditions unique to our island home. Your  ‘Greeter’ will also provide keys to the property and  detailed instructions regarding procedures to follow when departing at the end of your vacation.

Welcome Bag & Information Binder

When you arrive at your ‘Island Vacation Home’ you will find a complimentary, custom designed Welcome Bag in the fridge complete with beverages and snacks for your party.  You will also receive a Welcome Folder which contains current copies of the St. John Guidebook, Maps and the Places to Explore book as well as a welcome letter, guest response form and miscellaneous last minute information on activities, special offers, etc.   Additionally there is an Guest Information Binder at the Property which contains complete information on the villa and ‘how to’s’ on operating and using all the equipment and amenities you will find there.  This Information Binder also includes a wealth of information on island life on St. John, including information on most St. John restaurants, activities, and duty free shopping locations.

Concierge Services

The CimmaronStJohn Guest Services department is generally staffed weekly from Monday through Saturday (and during our Holiday and Peak Seasons on Sundays!) from approximately 9:00 am to 6:00 pm.  Our knowledgeable staff looks forward to assisting you with their comprehensive local knowledge in recommending the many ways to spend your days and nights on St. John.  From boat trips, snorkeling and diving excursions, sunset sails, dining options, various water sports, hiking trips, shopping excursions, etc.,  we will be happy to assist you with the arrangements. The CimmaronStJohn Mobile App also gives our guests specific information about their particular rental property including instructions on how to use systems and villa features, WiFi passwords, security codes, driving directions and much more.  Additionally, our registered guests will receive periodic ‘push notifications’ from CimmaronStJohn informing them of special events, activities or health and safety information. The App is fully ‘cached’ so that all of the information will be available whether a guest has cell phone service or is temporarily out of the service area.


One of the primary goals of CimmaronStJohn Guest Services is to ensure that all of our Properties are meticulously maintained and are the cleanest vacation homes available on St. John!  We keep cleanliness is high regard and you can be assured that your vacation home has been thoroughly cleaned prior to your arrival.  If your vacation home receives a complimentary mid-stay tidy up during your stay, your greeter will let you know when the housekeeper will be there and of course, if that timing is not convenient, we can arrange a more convenient time.  Arrangements for additional housekeeping services, at your convenience and cost, may be arranged by contacting our guest services concierge at the CimmaronStJohn Vacation Rentals office in Cruz Bay.



We take the extra steps to make sure that all of our Properties in perfect mechanical condition when you arrive and throughout your vacation on St. John.  Because of our extensive routine and preventative maintenance programs we are confident that your vacation will be as trouble free as possible.  Because there tend to be ‘jumbies’ occasionally at work on St. John, the CimmaronStJohn maintenance staff is available 24/7 to assist you with any maintenance issues that you may have during your stay.  We guarantee that we will respond quickly to any maintenance concerns and to repair/resolve the issue — all with the least disruption to your vacation.
